Exclusive Buyer Representation Agreemnet
I ensure you we will find you the best home at the best price in the most convenient time frame
PHASE ONE
1. I will assist you in matching you with the very best mortgage representative who offers the best rates and programs to suit your specific financing needs.
2. Once you are pre-approved for a loan amount, we will begin to look for homes that meet your requirements, needs and wants.
3. I will provide you reliable and unbiased information regarding properties available for sale on today's market. I will search every possible offering including the MLS, bank-owned properties, Internet and affiliate realtors.
4. I will preview and help you save time and energy by screening out unsuitable homes and look "good on paper"
5. I will provide you information on schools, demographics, economic outlook, parks, and services on prospective neighborhoods.
6. Via digital formats, online tools, and latest technology, I will provide you any additional information to answer all of your questions and to ensure that you are able to make a well informed decision.
7. I will help you categorize and make sense of the features you find the most attractive and help you prioritize your needs and wants.
PHASE TWO.
8. Because I am your exclusive buyer-broker, I know we are working together so there is no need for me to push you into anything but the perfect home that meets your needs and wants.
9. When you decide to make an offer, I will prepare a current market analysis to help you determine the appropriate offering price. It is vitally important to enter negotiations with a realistic understanding of your chosen property's fair market value.
10. I will present your offer personally and negotiate expertly on your behalf to obtain the best possible price and terms for your new home. With a lender pre-approval certificate and your commitment, we will be in a better position to negotiate your offer, because the seller will feel confident with your solid offer versus a higher offer with no pre-approval and uncommitted buyer.
11. When we reach a mutually agreeable contract on price, terms and conditions, I will open escrow for you and instruct the escrow office to strictly follow the terms of your contract.
PHASE THREE
12. We will order a title report for you and review it carefully to ensure that there are no unpleasant surprises for us regarding the chain of title or any property restrictions that might affect your interest or value in the property.
13. We will order and attend inspections, appraisals and contractor estimates to ensure that your best interests are being represented properly.
14. We may make recommendation on reputable service providers and contractors such as pest control, home inspectors, roofers, plumbers, electricians, etc. You are not required to use my recommendations, however we have selected many of them as "team members" because they consistently provide honest and high quality service to my clients.
15. If an inspector makes a finding or recommendation, I will help you get the answers, second opinions or estimates required to help you make a clear and informed decision about how to proceed.
16. When significant inspection findings occur that seriously affect the value chosen of your property, I will help you resolve the problems and issues by negotiation with the seller, on your behalf, for repairs or other contract adjustments.
17. Sometimes the best answer is to walk away. Because I represent you exclusively, I have the confidence to advise you when it is time to consider other properties, without fear of "losing the sale"
18. We will see that you have all the appropriate information and property disclosures prior to removing the inspection contingencies and thereby not risking your earnest money deposit.
PHASE FOUR
19. We will attend your signing at the title company so that we can answer any questions you have and take care of any last minute details.
20. We will attend a pre-closing walk through with you to ensure that all agreed upon repairs and conditions have been met and your new home is ready for you.
21. We will notify you as soon as title has been recorded and we will meet with you to give you the keys to your new home.
22. The service doe not stop there. Feel free to contact me any time you receive something about your new home or loan that you don't understand, or if you have any other real estate questions. You are part of my family or clients now. Thank you, I appreciate your business.
